A professional fee between $500 and $1,000 launches your tailored transition strategy.
Performance Only
The remaining balance is integrated into the commission charged at closing, not billed separately upfront.

Sort, Pack & Move
Walk through the home with the client and determine where belongings should go: family, friends, assisted living, storage, estate sale, or donation. Then coordinate professional packers and movers.
Estate Sale & Donations
Coordinate the estate sale when appropriate, including a potential Coming Soon presence for the property, then coordinate remaining belongings for donation. See the full process →
Prepare the Home
Coordinate deep cleaning, painting, appliance servicing, minor repairs, small replacements, and other agreed-upon preparation.
Stage & Photograph
Prepare the home for market through staging and photography that shows it at its best.

Nicki handles the real estate side: list, market, show, negotiate, and contract.

Not for everything. We work around your availability and coordinate with whoever has the appropriate legal authority, whether that's a family member, power of attorney, or estate attorney.
There is a $500 to $1,000 upfront retainer to launch the transition strategy. The remaining coordination fee is built into the commission at closing, you pay nothing more until the home is sold.
Yes. We coordinate alongside your existing legal team. If you don't have legal support yet, we can connect you with trusted attorneys we work with regularly. We do not provide legal or financial advice.
It depends on the size of the estate and the condition of the home. A typical transition from our first meeting to closing takes 60 to 120 days. We build a timeline with you at the start so expectations are clear.
Estate sale proceeds go directly to the family or estate. Our fee is not taken from the estate sale, it comes at closing from the real estate commission. Whatever the sale generates belongs to your family.
